Surprised by a wonderful camp setting at Lex's Landing. Lex's Landing is a wonderful place with designated camping spots (both tent and RV spots), launch ramp for the boat, restrooms with showers, fish cleaning and a general store with the cheapest and coldest beer in town.  Larry, the owner, is wonderful!  Not only does he have the knowledge of the local fishing he will actually tie custom rigs and help you get the anchovy threaded perfectly on your line.  Once you're done catching the fish he'll clean it too.  The pictures a&lt;/span&gt;&lt;span style="font-family: Arial,Helvetica,sans-serif;"&gt;re of Larry cleaning Ryan's big salmon, Caleb on Mema and Grandpa Clifton's party boat, Ryan with his 30 lb King and Caleb with his 12 lb King. We landed a total of 6 fish amounting to around 60 lbs in the freezer.  We thoroughly enjoyed spending the time with Mema and Grandpa Clifton too.  They met us there while on their Northern California, Washington trip. This means that homeowners in foreclosure can become the target of mortgage loan scammers who seek to take advantage of their situation. The Homeownership Preservation Foundation (HPF), which provides information and financial education to guide consumers toward the path of sustainable homeownership, is alerting homeowners to resources that will help them avoid being victimized by unscrupulous companies conducting mortgage loan modification and foreclosure rescue scams. The Homeowner's HOPE™ Hotline, 1-888-995-HOPE, is a central point of contact for homeowners who think they may be a victim of a scam. “One of the most devastating aspects of the current financial crisis for homeowners is the prospect of losing their homes to foreclosure, and to add to their distress, many homeowners have fallen victim to foreclosure help scams,” said Colleen Hernandez, CEO of the Homeownership Preservation Foundation. “Don’t be fooled. You can find specific guidance on how to avoid mortgage loan scams by calling 1-888-995-HOPE or visiting the website at www.995HOPE.org , ” said Hernandez.&lt;br /&gt;HPF has formed a coalition with NeighborWorks America, HUD, Fannie Mae, Freddie Mac, and the Lawyers Committee for Civil Rights Under Law to curb foreclosure rescue scams. The Homeowner's HOPE™ Hotline has a dedicated team trained specifically to take information on reported foreclosure scams and work with homeowners to address any financial issues. This information is used by local, state, and federal agencies to shut down unscrupulous organizations.&lt;br /&gt;The U.S. Government Accountability Office released a report in July 2010 entitled "Home Ownership Preservation," which warns: "The current foreclosure crisis has provided persons who may perpetrate mortgage foreclosure rescue and loan modification schemes with unprecedented opportunities to profit from homeowners desperate to save their homes.” The report says that the most active scheme is one in which individuals or companies charge a fee for services not rendered. In addition, the report said there are two other types of foreclosure rescue and loan modification scams that are common: advance-fee loan modification schemes and sales-leaseback schemes, with advance-fee schemes being the most common. The U.S. Federal Trade Commission recently reported on a new twist on the advance-fee scam—a forensic mortgage loan audit.&lt;br /&gt;Scams aren't always easy to spot – but it helps if to know what to look for. Here are Six Warning Signs of a Foreclosure Scam:&lt;br /&gt;1. A company/person asks for a fee in advance to work with your lender to modify, refinance or reinstate your mortgage. They may pocket your money and do nothing to help you save your home from foreclosure.&lt;br /&gt;2. A company/person guarantees they can stop a foreclosure or get your loan modified. NO ONE can make this guarantee to stop foreclosure or modify your loan. Legitimate, trustworthy HUD-approved counseling agencies can assist you with options and facilitate communication with your mortgage company.&lt;br /&gt;3. A company/person advises you to stop paying your mortgage company and pay them instead. Despite what a scammer will tell you, you should never send a mortgage payment to anyone other than your mortgage lender. If you have trouble making your monthly payment, contact your mortgage lender or call the Homeowner’s HOPE™ Hotline at 1-888-995HOPE™.&lt;br /&gt;4. A company pressures you to sign over the deed to your home or sign any paperwork that you haven't read or you don't fully understand. A legitimate housing counselor should not and will not pressure you to sign a document of any kind.&lt;br /&gt;5. A company claims to offer "government-approved" or "official government" loan modifications. These may be scam artists pretending to be legitimate organizations approved by, or affiliated with the government. The same limits will also be extended to loans insured by the Federal Housing Administration. President Obama is expected to sign the resolution today, which is a short-term funding bill that will prevent a government shutdown in the absence of a budget.&lt;br /&gt;The CALIFORNIA ASSOCIATION OF REALTORS® (C.A.R.) and the NATIONAL ASSOCIATION OF REALTORS® (NAR) have long advocated making permanent higher conforming loan limits. As a result of C.A.R.’s and NAR’s efforts, a provision of the Housing and Economic Recovery Act of 2008 included temporarily raising the conforming loan limits from $417,000 to $729,750 in high-cost areas and extending the limits through 2009. Yesterday’s actions effectively extend the higher conforming loan limits for Fannie, Freddie, and FHA loans through Sept. 30, 2011. They were set to expire at year's end.&lt;br /&gt;“C.A.R. applauds our congressional representatives for their actions to extend the higher loan limits through 2011,” said C.A.R. Here's how.&lt;br /&gt;By Janet Bodnar, &lt;a title="blocked::http://www.kiplinger.com/" href="http://www.kiplinger.com/" target="_blank"&gt;Kiplinger.com&lt;/a&gt;&lt;br /&gt;One positive outcome of the financial turmoil over the past couple of years is that parents and kids are talking more frequently about financial issues. In the T. Rowe Price Parents, Kids &amp;amp; Money survey released earlier this year, nearly half of the parents interviewed said they are having more conversations with their children about money and the basics of saving versus spending.&lt;br /&gt;And, yes, Mom and Dad, your children are willing to listen. In fact, 65% of kids said they had approached their parents to talk about money issues.&lt;br /&gt;Unfortunately, the lessons don’t always stick. For instance, a majority of kids who get an allowance sometimes spend it all at once and many of them come back for more. As students head back to school, parents have a golden opportunity to take advantage of a prime teachable moment for kids of all ages.&lt;br /&gt;Elementary and middle-school students: Start an allowance. When children enter first grade, they learn that four quarters equal ten dimes equal one dollar, and they have a more sophisticated understanding of just how far money will go and how to parcel it out.&lt;br /&gt;Start with a basic weekly allowance equal to half a child's age. You can adjust that up or down, depending on how much you expect your kids to pay for.&lt;br /&gt;Unless you’re very well organized, I don’t recommend that you tie the basic allowance to household chores. It’s tough to keep track of what the kids have done (or not done). And they should be doing some tasks without pay to lend a helping hand.&lt;br /&gt;Instead, give the kids financial "chores," such as paying for their own collectibles or refreshments at the movies. Giving youngsters a fixed amount of money - and certain responsibilities to go along with it - teaches them how to make choices, and makes it less likely that they’ll spend it all at once and come back for more.&lt;br /&gt;To teach kids the value of being paid for their labors, you can pay for extra household tasks on a job-by-job basis. That also makes it easier for you and the kids to keep tabs on what they’ve done.&lt;br /&gt;As children enter middle school, you can expand their allowance - and their responsibilities - to include other expenses, such as mall excursions, after-school snacks with friends and movie tickets.&lt;br /&gt;High school students: The average American family will spend more than $600 on clothes, shoes, school supplies and electronics, reports the National Retail Federation, so the back-to-school shopping season is a great time to introduce a clothing allowance. Nothing will focus your teen’s attention on wants versus needs more than having to fill out her wardrobe on a fixed income.&lt;br /&gt;Mining her closet for things that are still wearable is a good first step. Then she can decide whether she really wants to splurge on a single pair of Juicy Couture denim leggings for $128 or get a couple of pairs from Old Navy for $34.50 each - and still have money for new tops.&lt;br /&gt;This is also a good time to help your kids set up a checking account, especially if they have earnings from a summer job. Community banks and credit unions may be more customer-friendly to teens than big banks. If your bank balks, you can always cosign for the account.&lt;br /&gt;Another alternative is to give kids access to their savings account with an ATM card so that they can make deposits and withdrawals. The point is to give them more freedom (and responsibility) to manage their account, and avoid overdrafts, before they head off to college.&lt;br /&gt;College students: It often comes as a surprise to parents and kids that they don’t agree on who’s going to pay for which expenses. And it’s an even bigger shock when the bills start rolling in a month or two into the semester. So cover all the bases before you drop your kids at the dorm.&lt;br /&gt;Let your kids know, for example, that you’ll pay for textbooks, but to lower the cost they should look into campus book exchanges, discount Web sites, book rentals and digital books (&lt;a title="blocked::http://www.kiplinger.com/features/archives/how-to-cut-your-textbook-costs-in-half-or-more.html" href="http://www.kiplinger.com/features/archives/how-to-cut-your-textbook-costs-in-half-or-more.html" target="_blank"&gt;see How to Cut Textbook Costs in Half - or More&lt;/a&gt;).&lt;br /&gt;You’ll pay for the school meal plan, but beer and pizza on Saturday nights are on their tab. And tell your kids that they’ll have to share discretionary expenses, such as Greek fees, so they should think twice before pledging.&lt;br /&gt;New laws covering bank overdraft fees and credit cards for young adults hit college students squarely in the wallet. This is one of my favorite times of the year. The cool evenings, frost in the morning and the beautiful changing colors of the trees. BUT where did the Summer go? Luckily there's still time to get out and have some fun. &lt;/div&gt;&lt;br /&gt;&lt;br /&gt;&lt;div&gt;&lt;/div&gt;&lt;br /&gt;&lt;br /&gt;&lt;div&gt;This Holiday weekend has one of my favorite evens... "The Best in the West Nugget Rib Cook-Off", yummy. It starts tonight and goes through Monday Sept. 6&lt;span class="blsp-spelling-error" id="SPELLING_ERROR_0"&gt;th&lt;/span&gt;. It's held at Victorian Square in downtown Sparks. We enjoy taking the family and friends, each of us gets our own sampler plate than we meet back up to taste, critique, and pick our favorites. There's also live music, craft booths, and fun activities for the children. &lt;/div&gt;&lt;br /&gt;&lt;br /&gt;&lt;div&gt;&lt;/div&gt;&lt;br /&gt;&lt;br /&gt;&lt;div&gt;Another great event in the near future is the "Great Reno Balloon Race" This is held at &lt;span class="blsp-spelling-error" id="SPELLING_ERROR_1"&gt;Rancho&lt;/span&gt; San &lt;span class="blsp-spelling-error" id="SPELLING_ERROR_2"&gt;Fafael&lt;/span&gt; Park on Sept 10&lt;span class="blsp-spelling-error" id="SPELLING_ERROR_3"&gt;th&lt;/span&gt; - 12&lt;span class="blsp-spelling-error" id="SPELLING_ERROR_4"&gt;th&lt;/span&gt;. It's a spectacular sight and great for the young children. &lt;/div&gt;&lt;br /&gt;&lt;br /&gt;&lt;div&gt;&lt;/div&gt;&lt;br /&gt;&lt;br /&gt;&lt;div&gt;The next exciting event is the "2010 National Championship Air Races and Air Show". This is held at Reno Stead Field. The excitement starts at 8AM on Sept 15&lt;span class="blsp-spelling-error" id="SPELLING_ERROR_5"&gt;th&lt;/span&gt;-19&lt;span class="blsp-spelling-error" id="SPELLING_ERROR_6"&gt;th&lt;/span&gt;. This event is impressive and educational. Bring the entire family and enjoy the aerobatic demonstrations, military fly-&lt;span class="blsp-spelling-error" id="SPELLING_ERROR_7"&gt;bys&lt;/span&gt; and get up-close-and-personal with a wide variety of aircraft. &lt;/div&gt;&lt;br /&gt;&lt;br /&gt;&lt;div&gt;&lt;/div&gt;&lt;br /&gt;&lt;br /&gt;&lt;div&gt;Last but certainly not least is the "Street Vibrations" Held citywide in Reno. from Sept 22&lt;span class="blsp-spelling-error" id="SPELLING_ERROR_8"&gt;nd&lt;/span&gt; - 26&lt;span class="blsp-spelling-error" id="SPELLING_ERROR_9"&gt;th&lt;/span&gt;. This is an opportunity to view some amazing &lt;span class="blsp-spelling-corrected" id="SPELLING_ERROR_10"&gt;motorcycles&lt;/span&gt;, live entertainment, parades, and stunts. Since my crystal ball broke last week I won’t be able to answer if we’ve seen the bottom. What I can say is purchasing real estate is a long term investment not suitable for the day traders. You purchase a quality of life; a family cabin to enjoy for years to come or maybe the perfect spot to crash close to the ski lifts or expanding to a larger home with the growth of your family. Not to mention what the interest rate will do with the demand for money rapidly increasing. However, there are plenty of properties available which don’t require bank approval and still have a low price tag.&lt;br /&gt;&lt;br /&gt;The most important thing to remember is when purchasing property; you are purchasing a life style for you, your family and friends or even a perk for your employees.
