SACRAMENTO, Calif. (AP) — Squaw Valley USA, the iconic LakeTahoe-area resort that has been home to some of the country's top downhillskiers, is joining operations with neighboring Alpine Meadows in a deal to beannounced Tuesday.

The merger comes as Tahoe resorts and business leaders arestudying a bid for the Winter Olympics, perhaps for the next available Games in2022. Squaw Valley president and chief executive Andy Wirth is part of thateffort but said it's too soon to tell if the merger will help Lake Tahoe'seffort.

In the near term, he and other resort officials hope themerger will boost tourism and make the area more attractive to skiers fromabroad and other states.

"For many decades, a great number of people in this areahave seen the benefits of combining Alpine and Squaw Valley," Wirth said."This is something that benefits our guests and consumers."

Squaw Valley and Alpine executives told The Associated Pressabout the operating agreement in advance of Tuesday's formal announcement. Themerger is expected to be made final before the start of the coming ski season.

Under the deal, Squaw Valley and Alpine Meadows will retaintheir identities but be owned and operated by a new parent company called SquawValley Ski Holdings LLC. Squaw Valley owner KSL Capital Partners LLC willbecome the majority owner of the new company, while JMA Ventures, which ownsAlpine Meadows, will have an ownership stake.

Between the two resorts, Wirth said guests will be able toaccess more than 6,000 skiable acres, providing "more value, more terrain,more variety." The two resorts are between Truckee and Tahoe City on thelake's north shore, about 45 miles west of Reno and 100 miles northeast ofSacramento. They share a common ridgeline but are not connected by ski lifts.

"There's a lot of interest and focus on thisregion," Wirth said. "We have an outstanding airport down the road atReno; we have a great airport at Sacramento. And there's so much more we thinkcould be done overall in this region."

Wirth said the resorts will retain their identities and thatno plans are under way to connect them because the common ridgeline is ownedseparately.

"While that vision doesn't escape us, we're reallyfocused on the now," he said.

The merger comes less than a year after Squaw Valley was soldto KSL, a Colorado-based investment firm. Squaw was founded in 1949 by AlexCushing, a legend in the industry for helping launch the sport in the U.S.after he landed the 1960 Winter Games, the first Olympics to be televised.Alpine Meadows opened the following year.

Squaw is renowned among expert skiers for its steep chutesand long runs, most notably KT-22, which features the kind of runs found onWorld Cup and Olympic alpine courses around the world. Julia Mancuso, who wontwo silver medals at the Vancouver Games, and Jonny Moseley, the 1988 Olympicgold medalist in moguls, have trained there.

Olympian Tamara McKinney, who won a World Cup title in 1983,coaches at Squaw. While lesser known, Alpine Meadows has its share ofchallenging steeps but is regarded as more laid back and has been popular withgenerations of Northern California skiers.

Squaw has about 4,000 acres of skiable terrain. Combined withAlpine Meadows, the two parks cover more than 6,000 skiable acres across eightmountain peaks, with a top elevation of about 9,000 feet.

By comparison, Heavenly Ski Resort in South Lake Tahoe has4,800 aces of skiable terrain while Mammoth Mountain in the Eastern Sierra hasmore than 3,500. Vail Ski Resort in Colorado has a total skiable area of 5,289acres and Whistler Blackcomb in British Columbia claims 8,100 acres.

Squaw Valley also has embarked on a five-year, $50 millioncapital improvement plan that will upgrade two chairlifts, create a new villagerestaurant and bar, and add services that include a snowboard and demo rentalcenter, day lodge and family recreation center.

Todd Chapman, president and chief executive of JMA Ventures,said the transaction was a strategic move as the ski industry moves to offercustomers more amenities. JMA will continue to independently operate HomewoodMountain Resort on Lake Tahoe's west shore.

Last year, Vail Resorts Inc. acquired Northstar-at-TahoeResort, also in North Lake Tahoe, and announced a $30 million life and villageupgrade. The Broomfield, Colo.-based ski company also operates Heavenly.

Chapman said the transaction came out of the belief by Squawand Alpine executives that "there was something better out there that wecould deliver for the customer."

California has the second-highest number ski visits of anystate, according to the National Ski Areas Association, the trade associationfor ski area owners and operators. California had 12.2 percent of the nation'sski visits last year while Colorado had 20.4 percent.

Starting Tuesday, skiers and snowboarders will be able to buyseason passes for the combined resort starting at $439 for adults. The firstseason pass will be auctioned on eBay with proceeds benefiting the HumaneSociety of Truckee Tahoe.

Gold Beach ~ Salom Fishing

As much as we love our Truckee, Lake Tahoe area it's nice to get a way. Our family took a great trip to Gold Beach Oregon. We towed the b oat and camper to enjoy 10 days on the river. Surprised by a wonderful camp setting at Lex's Landing. Lex's Landing is a wonderful place with designated camping spots (both tent and RV spots), launch ramp for the boat, restrooms with showers, fish cleaning and a general store with the cheapest and coldest beer in town. Larry, the owner, is wonderful! Not only does he have the knowledge of the local fishing he will actually tie custom rigs and help you get the anchovy threaded perfectly on your line. Once you're done catching the fish he'll clean it too. The pictures are of Larry cleaning Ryan's big salmon, Caleb on Mema and Grandpa Clifton's party boat, Ryan with his 30 lb King and Caleb with his 12 lb King. We landed a total of 6 fish amounting to around 60 lbs in the freezer. We thoroughly enjoyed spending the time with Mema and Grandpa Clifton too. They met us there while on their Northern California, Washington trip. We are planning a similar trip next year and hope to see more of our friends and family join us.

Now we are home. Truckee is a wonderful place to come home to! We expect to be pretty busy with Deer season opening this weekend! Wish us luck on filling the freezer with Venison :)

October 13, 2010 - Washington, D.C. – Information about individual foreclosures is publicly available, with anyone able to access information such as the owner's name and address, and in some states, other sensitive information. This means that homeowners in foreclosure can become the target of mortgage loan scammers who seek to take advantage of their situation. The Homeownership Preservation Foundation (HPF), which provides information and financial education to guide consumers toward the path of sustainable homeownership, is alerting homeowners to resources that will help them avoid being victimized by unscrupulous companies conducting mortgage loan modification and foreclosure rescue scams. The Homeowner's HOPE™ Hotline, 1-888-995-HOPE, is a central point of contact for homeowners who think they may be a victim of a scam. “One of the most devastating aspects of the current financial crisis for homeowners is the prospect of losing their homes to foreclosure, and to add to their distress, many homeowners have fallen victim to foreclosure help scams,” said Colleen Hernandez, CEO of the Homeownership Preservation Foundation. “Don’t be fooled. You can find specific guidance on how to avoid mortgage loan scams by calling 1-888-995-HOPE or visiting the website at www.995HOPE.org , ” said Hernandez.
HPF has formed a coalition with NeighborWorks America, HUD, Fannie Mae, Freddie Mac, and the Lawyers Committee for Civil Rights Under Law to curb foreclosure rescue scams. The Homeowner's HOPE™ Hotline has a dedicated team trained specifically to take information on reported foreclosure scams and work with homeowners to address any financial issues. This information is used by local, state, and federal agencies to shut down unscrupulous organizations.
The U.S. Government Accountability Office released a report in July 2010 entitled "Home Ownership Preservation," which warns: "The current foreclosure crisis has provided persons who may perpetrate mortgage foreclosure rescue and loan modification schemes with unprecedented opportunities to profit from homeowners desperate to save their homes.” The report says that the most active scheme is one in which individuals or companies charge a fee for services not rendered. In addition, the report said there are two other types of foreclosure rescue and loan modification scams that are common: advance-fee loan modification schemes and sales-leaseback schemes, with advance-fee schemes being the most common. The U.S. Federal Trade Commission recently reported on a new twist on the advance-fee scam—a forensic mortgage loan audit.
Scams aren't always easy to spot – but it helps if to know what to look for. Here are Six Warning Signs of a Foreclosure Scam:
1. A company/person asks for a fee in advance to work with your lender to modify, refinance or reinstate your mortgage. They may pocket your money and do nothing to help you save your home from foreclosure.
2. A company/person guarantees they can stop a foreclosure or get your loan modified. NO ONE can make this guarantee to stop foreclosure or modify your loan. Legitimate, trustworthy HUD-approved counseling agencies can assist you with options and facilitate communication with your mortgage company.
3. A company/person advises you to stop paying your mortgage company and pay them instead. Despite what a scammer will tell you, you should never send a mortgage payment to anyone other than your mortgage lender. If you have trouble making your monthly payment, contact your mortgage lender or call the Homeowner’s HOPE™ Hotline at 1-888-995HOPE™.
4. A company pressures you to sign over the deed to your home or sign any paperwork that you haven't read or you don't fully understand. A legitimate housing counselor should not and will not pressure you to sign a document of any kind.
5. A company claims to offer "government-approved" or "official government" loan modifications. These may be scam artists pretending to be legitimate organizations approved by, or affiliated with the government. Check to be sure by contacting your mortgage lender directly or by calling Homeowner’s HOPE™ Hotline at 1-888-995HOPE™ to learn more about government programs for which you may qualify.
6. A company/person you don’t know asks you to release personal financial information. Check to be sure you are speaking with a legitimate company/person by contacting your mortgage lender directly or by calling Homeowner’s HOPE™ Hotline at 1-888-995HOPE™.

C.A.R. applauds extension of conforming loan limits another year
LOS ANGELES (Sept. 30) – The U.S. Congress late yesterday passed a continuing resolution that included a provision extending through fiscal year 2011 the current conforming loan limit of $729,750 for high-cost areas, including many in California. The same limits will also be extended to loans insured by the Federal Housing Administration. President Obama is expected to sign the resolution today, which is a short-term funding bill that will prevent a government shutdown in the absence of a budget.
The CALIFORNIA ASSOCIATION OF REALTORS® (C.A.R.) and the NATIONAL ASSOCIATION OF REALTORS® (NAR) have long advocated making permanent higher conforming loan limits. As a result of C.A.R.’s and NAR’s efforts, a provision of the Housing and Economic Recovery Act of 2008 included temporarily raising the conforming loan limits from $417,000 to $729,750 in high-cost areas and extending the limits through 2009. Yesterday’s actions effectively extend the higher conforming loan limits for Fannie, Freddie, and FHA loans through Sept. 30, 2011. They were set to expire at year's end.
“C.A.R. applauds our congressional representatives for their actions to extend the higher loan limits through 2011,” said C.A.R. President Steve Goddard. “Without the extension of the higher loan limits, many California borrowers would have a harder time refinancing homes and obtaining financing for new home purchases,” he said.
The conforming loan limit determines the maximum size of a mortgage that government sponsored enterprises (GSEs) Fannie Mae and Freddie Mac can buy or “guarantee.” Non-conforming or “jumbo loans” typically carry higher mortgage interest rates than conforming loans, increasing monthly payments and hampering the ability of families in California to purchase homes by making them less affordable.

Advice for Parents as Their Kids Head Back to School
Now is a great time to teach your children lessons about managing money. Here's how.

One positive outcome of the financial turmoil over the past couple of years is that parents and kids are talking more frequently about financial issues. In the T. Rowe Price Parents, Kids & Money survey released earlier this year, nearly half of the parents interviewed said they are having more conversations with their children about money and the basics of saving versus spending.
And, yes, Mom and Dad, your children are willing to listen. In fact, 65% of kids said they had approached their parents to talk about money issues.
Unfortunately, the lessons don’t always stick. For instance, a majority of kids who get an allowance sometimes spend it all at once and many of them come back for more. As students head back to school, parents have a golden opportunity to take advantage of a prime teachable moment for kids of all ages.
Elementary and middle-school students: Start an allowance. When children enter first grade, they learn that four quarters equal ten dimes equal one dollar, and they have a more sophisticated understanding of just how far money will go and how to parcel it out.
Start with a basic weekly allowance equal to half a child's age. You can adjust that up or down, depending on how much you expect your kids to pay for.
Unless you’re very well organized, I don’t recommend that you tie the basic allowance to household chores. It’s tough to keep track of what the kids have done (or not done). And they should be doing some tasks without pay to lend a helping hand.
Instead, give the kids financial "chores," such as paying for their own collectibles or refreshments at the movies. Giving youngsters a fixed amount of money - and certain responsibilities to go along with it - teaches them how to make choices, and makes it less likely that they’ll spend it all at once and come back for more.
To teach kids the value of being paid for their labors, you can pay for extra household tasks on a job-by-job basis. That also makes it easier for you and the kids to keep tabs on what they’ve done.
As children enter middle school, you can expand their allowance - and their responsibilities - to include other expenses, such as mall excursions, after-school snacks with friends and movie tickets.
High school students: The average American family will spend more than $600 on clothes, shoes, school supplies and electronics, reports the National Retail Federation, so the back-to-school shopping season is a great time to introduce a clothing allowance. Nothing will focus your teen’s attention on wants versus needs more than having to fill out her wardrobe on a fixed income.
Mining her closet for things that are still wearable is a good first step. Then she can decide whether she really wants to splurge on a single pair of Juicy Couture denim leggings for $128 or get a couple of pairs from Old Navy for $34.50 each - and still have money for new tops.
This is also a good time to help your kids set up a checking account, especially if they have earnings from a summer job. Community banks and credit unions may be more customer-friendly to teens than big banks. If your bank balks, you can always cosign for the account.
Another alternative is to give kids access to their savings account with an ATM card so that they can make deposits and withdrawals. The point is to give them more freedom (and responsibility) to manage their account, and avoid overdrafts, before they head off to college.
College students: It often comes as a surprise to parents and kids that they don’t agree on who’s going to pay for which expenses. And it’s an even bigger shock when the bills start rolling in a month or two into the semester. So cover all the bases before you drop your kids at the dorm.
Let your kids know, for example, that you’ll pay for textbooks, but to lower the cost they should look into campus book exchanges, discount Web sites, book rentals and digital books (see How to Cut Textbook Costs in Half - or More).
You’ll pay for the school meal plan, but beer and pizza on Saturday nights are on their tab. And tell your kids that they’ll have to share discretionary expenses, such as Greek fees, so they should think twice before pledging.

It's September Already

It's hard to believe it's September 1st. This is one of my favorite times of the year. The cool evenings, frost in the morning and the beautiful changing colors of the trees. BUT where did the Summer go? Luckily there's still time to get out and have some fun.

This Holiday weekend has one of my favorite evens... "The Best in the West Nugget Rib Cook-Off", yummy. It starts tonight and goes through Monday Sept. 6th. It's held at Victorian Square in downtown Sparks. We enjoy taking the family and friends, each of us gets our own sampler plate than we meet back up to taste, critique, and pick our favorites. There's also live music, craft booths, and fun activities for the children.

Another great event in the near future is the "Great Reno Balloon Race" This is held at Rancho San Fafael Park on Sept 10th - 12th. It's a spectacular sight and great for the young children.

The next exciting event is the "2010 National Championship Air Races and Air Show". This is held at Reno Stead Field. The excitement starts at 8AM on Sept 15th-19th. This event is impressive and educational. Bring the entire family and enjoy the aerobatic demonstrations, military fly-bys and get up-close-and-personal with a wide variety of aircraft.

Last but certainly not least is the "Street Vibrations" Held citywide in Reno. from Sept 22nd - 26th. This is an opportunity to view some amazing motorcycles, live entertainment, parades, and stunts. And a portion of the proceeds benefits the Juvenile Diabetes Association.

What is happening now...

After several days talking to people around Truckee and Tahoe Donner; downtown Truckee, Doctors offices, Trout Creek, and the grocery stores, it appears most people want to know why it’s a good time to buy and if the bottom of the real estate market is here or not. Since my crystal ball broke last week I won’t be able to answer if we’ve seen the bottom. What I can say is purchasing real estate is a long term investment not suitable for the day traders.
